Reactive or preventative maintenance – What’s best for your business?
Regular and ongoing equipment maintenance is crucial in keeping your business running reliably and efficiently, helping you to avoid any nasty surprises. It also ensures that warranty requirements are not invalidated and that you meet the expectations of insurers.
The benefits of preventative maintenance
Regular and routine servicing of your assets to keep them running smoothly will help you avoid unforeseen costly failures.
This is where we can assist with your compliance requirements! We offer fully comprehensive commercial servicing for all equipment such as heating boilers, hot water storage systems, warm air, radiant tube, air conditioning, evaporative cooling, ventilation and air handling systems. This helps to prolong the life of existing systems and ensure operation at maximum efficiency while also ensuring that equipment warranties remain valid and you are adhering to the expectations of your insurer.
Your requirement for preventive maintenance will depend on the plant and equipment installed. Annual servicing is mandatory for gas-fired equipment however more frequent maintenance may be required for other equipment, subject to manufacturers’ recommendations. We can organise a bespoke, planned programme suited to your needs.
The cost of reactive maintenance
Reacting to issues when they occur might seem cheaper than putting an ongoing maintenance plan in place, but this can be a costly gamble. In the case of system or plant failure, operating without functioning heating and cooling facilities can cause staff discomfort, and delays in production and lead to potential safety issues, which can be very costly and time-consuming.
Examples of preventative maintenance
Annual servicing of heating and hot water equipment
Regular servicing keeps heating and cooling equipment at its most efficient and helps ensure it continues working reliably. It can often identify a failing or deteriorating part which if not immediately replaced could fail and or cause damage to other components resulting in significant unexpected downtime at a greater cost.
System protection with magnetic filtration
We often use magnetic filtration as a method of preventative maintenance. Where appropriate, we install and maintain various magnetic filtration systems subject to the installation size, from small office environments to large commercial plant rooms. Fitted to the system pipework they assist in removing any black magnetite, rust and sludge build-up in pipes and radiators and can be cleaned out periodically as part of the planned maintenance program. This process helps to protect and prolong the life of equipment by removing this cause of deterioration thereby increasing the overall efficiency of the system.
